When a roof inspection is the right next step

In summer, roof spaces are usually too hot for snakes to stay long, but they may still cruise through at night looking for food. Over winter they are far more likely to shelter in roof voids, and that is when roof work becomes a large share of my callouts with tradies often the first to spot movement. Inspections separate snake activity from possums, rats, or loose ducting so you are not paying for the wrong trade first.

We work carefully around insulation, downlights, and solar cable runs, and we flag anything that should go to a licensed roofer or electrician under normal Australian maintenance rules, without turning a snake visit into a full building audit unless you ask for that scope.

Have this ready when you call

  • Suburb, roof type (tile, metal), and when someone last opened the manhole.
  • Whether noise is mainly at night, after rain, or near a hot water service or solar run.
  • Whether anyone has seen a snake or shed skin inside the house or eaves.
  • If you need same-day triage versus a booked daytime slot (we will be straight about which applies).

What we check in the roof space

We look for fresh shed skin, disturbed dust lines, and tight pockets along top plates where snakes can coil above manholes. If we locate an animal, we discuss capture options on the spot. Some voids need a two-stage plan with temporary seals so the snake cannot drop into bedrooms mid-job.

  • Manhole access, framing gaps, and penetrations near hot water services.
  • Eaves returns, valley gaps, and corroded flashing that lets wildlife climb in.
  • Evidence trails compared with possum and rodent sign.

What to expect if we find a snake

If the snake is visible and reachable with safe tools, we may complete removal during the same visit. If the void is too tight or the animal is deep in insulation, we explain the staged plan, including when to pause for an electrician or roofer, and how to keep the household safe overnight.

Roof inspection FAQs

How do I know if it is a snake or a possum?

Noise timing, droppings, and chew marks all tell a story, but nothing beats a careful void look with the right light. Call and describe what you hear; we will say if a roof inspection is the right next step or if a pest or possum specialist should go first.

Will you tell me if I need a roofer or electrician next?

Yes. We flag damaged flashing, unsafe downlights, or solar cable issues in plain language so you can brief licensed trades under normal Australian maintenance rules. We do not perform electrical or roofing repairs ourselves.

Will you cut plaster or remove ceiling sheets?

Only with your clear approval. Most captures work through existing manholes. If a small access patch is required, we explain the trade sequence and dust control first so you can decide with your builder or plasterer under normal Australian renovation practice.

Can you inspect Colorbond steel sheds and farm sheds too?

Yes. I regularly check rural residential sheds around Sunrise Beach and acreage near Tewantin. Tell me the roof pitch, internal storage, and whether power is isolated so we can plan safe ladder placement.

Sort the ceiling noise

Call for triage if it feels urgent. For a planned void check, call or message with roof type and when the manhole was last opened.
